roof replacement?

I have been charged with the duty of figuring out how much it will cost to have the roof on our condo repaired/replaced when this 4-year old one wears out. Does anyone have a rough estimate per sq. ft. for this job? Our roof is flat and has a silvery surface. There are no pebbles or shingles involved in it. I live in Chicago (if that makes any difference.)

That silvery surface is actually a paintable product used on Mobile homes and R. V.’s I wouldn’t wait for it to leak. Flat roofs are notorious for leaking. Buy five gallons of the stuff at Lowes, or Home Depot. Buy a cheap paint sprayer and paint it every year. If five gallon only covers half the roof buy another five gallons. The “paint” runs less than $20 and the sprayer about $400.

i assume you are looking for assessment costs to have the replacement dollars on hand.
you have one form or another of a hot mopped roof.
these roofs have a 20 to 30 year lif, assuming nobody walks on them.
call a roofer who does hot mop and ask his estimate of replacement cost today, then guess how much the price will go up. double, triple? in 16 to 26 years?
sorry my crystal ball is in the shop right now.

You are just lucky it does not have a rubber type of modified roofing (used on alot of flat roofs in the northern states). The roof coating is not expensive, but it is alot of work. You can mop in on, no sprayer is needed, and probably would not work if it was fibered. just be sure to keep the bucket stirred the entire time, because the fibers that make it so good will settle to the bottom, leaving you with nothing more than silver paint. If you do have some leaks from cracks or nail holes, you should use a wet or dry tar compound. You can even get it in a caulk tube to make it easy. good luck!!

im really surprised you have a flat roof in chicago, with all the snow you have there you might think about having it pitched and shingled yes it will cost a bit but it will last for 20 to 30 years wont take near the yearly maintenance and it will add insulation aginst the cold weather
