Roofing Contractor suggested doing just half the roof for an investment property. does it make sense?
Hi,
A foofing Contractor I contacted suggested a new roof for just half the roof of an investment property. He said it will cost $3,800 just to do half the roof and that the other half is in a better condition. should I ask him to replace the entire roof or does it actually make sense what he suggests? also, it’s in Ontario Canada – is the price reasonable for half the roof of a single family 1600 sq. ft. house? THANKS.

I would say it seems high, but then I think everything is high and do it myself. In Ontario, a properly aligned roof would get a lot more sun on the south side and probably a lot more wind and cold on the north side and so it might be reasonable to only replace half. I am assuming that by half you mean one side from the peak down, not the lower half or upper half all the way around. Get some other bids and see. I would expect that half a roof would cost somewhat more than half the cost of the whole roof – no matter how much you take down and put up, you still have to bring trucks and equipment out and get set up and haul away.

NO … you don’t do just half the roof and leave the other half for the new owners. Besides, it may come back to haunt you with the new owners.
You do the roof, you do the whole roof. If you’re going to do a job, then do it right. His so called logic (he doesn’t have any) is not logic. I’d like to know, how 1/2 of the roof can be better than the other 1/2? It’s all the same roof.
Look for another contractor. I wouldn’t just that contractor with my worst enemy.
Ask people who they contracted with, did they do a good job, were the prices comparative, would they recommend their own contractor. Word of mouth is always the best way to find out the info you’re looking for.
Get several estimates before deciding which contractor to hire. You can then ask other people if the contractor has a good name in the community. You may need a good contractor in the future.
Ge a guarantee of the work being done.

I would get 3 estimates , if they all say the same you should have no problems.!!!

For a roof that small uou would do better to replace it all at one time. If half is bad now to the point of replacing, the other half is not far behind. I would recommend getting a minimum of 3 bids, rather than take 1 companies quote. Good luck.

no it doesn’t–by the time the other half needs re roofing ,,the shingles on old part may be discontinued,,they discontinue colors every few years,, and you will still have a 2 colored roof,,best to do the whole thing,,,also in case of a storm,,and damages the roof,,insurance company may not honor the policy,, here in Mississippi price is bout $125 per square,,labor and material,, on a house with less than a 6\12 pitch,, 1600 square foot house has bout 24 squares on it,, that is with no valleys are hips,,straight line roof,,that would be 12 squares on half of it,,12 x $125 = $1500,,he must be giving you the price to do the whole thing and plans on doing only half of it..also 3 tap shingles are less expensive than architect shingles ,,see which one he is going to use
