who’s responsible for a/c unit repair on roof of commercial? landlord or tenant?

I lease a space in a strip plaza of about 10 tenants and one of my two a/c units needs a new compressor and two new belts. I am the only tenant that uses these two a/c units for my store and they are directly on the roof above me. Everyone has their own a/c unit.
I’ve occupied the space for 4 years and I am wondering should the landlord be responsible for these repairs or the tenant? Not to mention shouldn’t there be warranty for some of these parts?

The lease will be the final word on that. Typically in a mall-type situation, the tenant is responsible for everything inside the store, such as walls, shelves, lights, etc., and the landlord is responsible for everything on the outside, for example, facade, roof, etc. By this test, it would seem that the landlord typically would be responsible for the roof a/c. However, if you are not guaranteed working a/c in your lease, the landlord doesn’t have to fix it if he doesn’t want to. If you are guaranteed a/c in your lease, and the landlord still won’t fix it, you may have to take him to small claims court to get the repairs made. I hope this helps, good luck!

The landlord is usually responsible for major repairs like this one. If there is a warranty of course your landlord will have it because what if the place gets occupied by someone else later. The strip has other stores attached so it would be in the best interest of the landlord to make sure all stores are running smoothly. If one falls apart all the other may soon follow.
