How do I find the leaks on my flat roof?

I have already patched, tried repairing with a couple of different materials and visually examined where the leaks might be coming from and the roof is still leaking. There are a couple of areas that are pooling around the airconditioning unit that is located on the roof near where the leaks are dripping into the interior of the house.

can yu get into the attic? You need to see where the water is coming from. And dont be surprized if it is 10 feet away. You got to study the stain trail if there is no wet trail…so what I am saying is that you need some time for everything to dry off weatherwise. It is comparable to looking for a leak on a boat from the outside – instead of the inside with the boat in the water(much easier to find).

most likely the a/c is creating the leak when it drips…..find the drain line coming from the a/c condensate drip pan and see if it is dripping ,…if not, the line is plugged with debris and needs to be cleaned out so it will drain the drip pan under the a/c unit.

I would look at the area around the A/C , you may find the leak to be under the base of the housing on the A/C where it meets the roof . This may require you to remove and re-seat the A/C in order to repair your leak .

I like elastomeric roof coating. It is white and comes in patch (thick) and coating (brush grade) mixtures. It dries like rubber and gets into cracks and crevices. It can be applied over most existing roof coatings. It creates a membrane over your current roof. It is available at most home improvement stores. Hope this helps.

ter flood large areas…. & or there was a “snow roof ” product that you rolled on with a heavy nap paint roller???? home depot????? i’d give that a dyi try, I was ggonna do it to my moms roof too!
