Manufactured homes? ?
My wife and I went house hunting today.
She really fell in love with a manufactured ranch. It is newer (was built in 2001) but it appears to have major problems. There are stains on the ceiling – it appears that the roof may be leaking. When I went into the basement it was flooded in ankle-deep water.
I spoke to a roofer today who said that a good roof should last 15 to 30 years depending on the quality of the installation and shingles. He also said it isn’t uncommon for basements to sometimes have leaks, but that it certainly isn’t normal for a basement to have ankle deep water.
Is this typical for manufactured homes, is it common to see half-@ss workmanship like this? Or is this one just a lemon?
PS – Its not a cheap manufactured home either. It is actually more expensive than most of the stick homes we’ve been looking at.

All I can say is “stay away from this one.”
For being 7 years old, it is in need of a roof, or major roof repairs and unless you want to consider your basement as your private swimming pool. That is ridiculous.

Roof repairs on a manufacture home usually are around where the parts join and can be expensive to repair. The roofer was referring to the life of shingles. Leaks around air conditioners or where sections come together are a different matter. That much water in the basement likely mean the water is coming from leaks in the basement walls from ground water. It could also be the gutter system draining too close to the house. Manufactured homes put more money into making them look good than in building long lasting homes. They also usually have thinner insulation so are more expensive to heat. I would look for a stick built home that looks as good as this. It will far outlast it and will be much cheaper to operate and maintain.
