I have a leak in my roof. Should I repair or replace?
I’ve had the house eight years. Haven’t done anything to the roof. The lady who owned the house had it roofed 14 years before that, so the roof is about 22 years old. The roof began leaking in one room of the house after a heavy rain. I really think I should have someone come inspect my ceilings and roof that doesn’t have a vested interest in the roofing job. I am thinking 22 years is a long time and while I can still work, would probably be better off to replace it now when I’m 49 years old than when I am older and may not be able to work full time.

whats the point of replacing it now and having it last 50 years and then replacing it when your 70???? dont be silly. get a plumber to come and inspect the roof, he will silicone seal up any problems. 22 years is NOT old for a roof. think about all the old houses that are 100 years old and have ever had a roof replaced. you will only need to replace it if you have big rust holes in it (if its colourbond or zincalume) in australia colourbond is the best roofing iron you can get. decromastic tiled roofs are **** dont ever buy a house with one and dont replace any with one. i dont personally like tiles, they are iffy. colourbond = best. a plumber wil be able to inspect your roofing condition whilst repairing anything up there. you might just have a few loose roof screws or maybe the laps need a big or silicone or need turning down. dont replace it if it doesnt need it. it will last you at least another 10 years yet!

at 22 you should replace. However for a non biased opinion use a gutter man or chimney sweep to inspect for you. They spend a lot of time on roofs and know what to look for.If you live in central N.Carolina call me!

I agree with number 2. Chances are at 22 years, its either shake, or a very low grade composition shingle. Shingles now how 10, 20 30 and 50 year guarentees on them, to put into prospective, the 30 and 50 year are alot more expensive than the other two. Shake roofs (wood) can last a long time, if they are well taken care of (cleaned regularly, sealed). However, if you have not done anything with it since you took posession of the house, and assuming the prior owner didn’t either. I would say you would end up saving money in the long run to replace it now. OSB (the sheeting used) has dropped significantly in most states compared to a few years ago, and it is a product that can go up again at any time (ie. natural disasters, its a demand) So if I were you I would get a few quotes on what it would cost, and compare that to what repairs would be over the next 30 years.

ps. i do agree, i wouldnt have a roofer look at it, to them its alot worse that it really is, but i would get a few bids without telling them of the leaks.

Age is only relevant to the type of roofing that you have. 22 years is about 2/3 the life span of a cedar shake roof. Asphalt shingles will last from 20 to 50 years depending on the thickness of the shingle. There are also very clear signs of age to the different types of roofing. Cedar shakes will start to split, come loose, curl, and the nails will start backing out. Asphalt shingles will start to curl , split, and lose their gravel ( they start to look “bald” as the gravel embedded in them comes loose and ends up in your gutters ). I would definitely get an opinion from somebody not associated with selling roofing jobs; a chimney sweep, your local handyman, etc. Have your handyman patch the leak, and if you do need a roof, see if he/she can determine if you can make thru this next winter. This will give you time to save for the roofing job, they are expensive.
