Choose a Licensed & Insured Roofer

Andy Roofer asked:

It sounds simple enough. If you want to ensure that your roofing project is contracted with a reputable roofing company, choose a roofer that is licensed and insured. However, some states don’t require licensing. This can make finding a qualified roofer a bit more difficult, however, it is not impossible.

The first course of action is to check with your state’s Department of Professional Regulation and Licensing. Your local department is a wealth of information and can give you all of the information that you need to ensure that your roofer is highly qualified for the job. Once you find out what your state’s licensing and insuring policies are, your next step is to ask the roofer for verification.

A common mistake that many homeowners or business owners make in regards to choosing a licensed and insured roofer is that they simply don’t ask for or verify references. You should ask the roofer to see proof of certification, licenses and their insurance as applicable to state law. However, you should also ask for references from former customers. Yet, those references won’t do you any good if you don’t call them. Make sure you are diligent and thoroughly check out any references that the roofing company gives you.

If your state doesn’t require licensing, you can ask if the roofer has been trained or licensed by any of the manufacturers that they work with. Typically, manufacturers of various roofing materials will provide training and courses in proper installation. A qualified roofing company should be able to provide you with these certifications. Additionally, you should also check with your local Better Business Bureau to see if there have been any past complaints filed against the company. You should also make certain that the roofing company only hires insured and thoroughly trained employees. Ask to see proof of workman’s compensation or other safety certifications for the company’s employees as well.

hertfordshire roofing repair

Andy Roofer asked:

Prevention is the best course of action for your roof and developing a preventive roof maintenance plan is vital to the longevity of your roof. Your maintenance system should begin with regular seasonal inspections performed by an experienced roofer. The roofing inspections should occur preferably twice per year, but at least once per year. If you have your inspections in both the spring and fall months, you will find that you will identify any roofing problems that you may have.

A roofing inspection by a qualified roofer is the most effective step in your maintenance plan. By having regular inspections, you will be alerted to any problems, damage or deterioration that may be taking place. This way you can rest assured that you are treating problems as they occur and not waiting until your roof is beyond repair to find out that there is a problem.

In addition to regular roofing inspections, you should also make sure that your gutters and downspouts are cleaned and draining regularly. If your gutters become clogged, excess moisture and water will build up on your roof and can cause serious deterioration, mold, mildew and fungus growth.

If you notice any loose, curling, split or damaged shingles, you should have them repaired or replaced immediately by a professional roofer. Damaged shingles signify that you are very close to having water leaking in your roof. You should have your roofing contractor regularly inspect the condition of the nails that hold the shingles together as well. Often the shingles can outlast the nails and when the nails are damaged or deteriorate, they will need to be replaced as well.

Finally, maintenance of your roof system must include the structural elements as well. The best way to get a look at your structural elements is to go into your attic and visually inspect the condition of the trusses and rafters and look for any signs of leakage, damage or decay.

Andy Roofer asked:

This is undoubtedly the most frequently asked question that all homeowners have when considering replacing a roof. The answer, however, is not a definitive one. The best way to determine how long it will take to replace a roof is to ask the roofing contractor when they are giving you an estimate.

It is important to realize that not every estimate is written in stone. A roofer may estimate that a project may take two weeks to complete, but if there are conditions that arise that delay the work, it may take longer. Sometimes bad weather is a factor that can interfere with work, so it’s always advisable to be flexible in your expectations and plan for roof replacement when the weather is good.

Sometimes roofers may discover that more work needs to be done than was originally included in the estimate. This may be due to structural damage that was revealed once they began the project. These types of circumstances could delay the replacement project as well.

The best course of action is to discuss the length of the project with the roofer and to get several estimates before choosing the roofing contractor for the job. Compare the different lengths of time that each roofer provides. You should always feel comfortable with the time frame that the roofing contractor provides you with and make sure that you have enough time available to handle the project. If a roofer tells you that they believe it would take two days to complete the roofing project, and you have plans to leave town the second day of the project, you may want to reschedule. Give yourself plenty of time to complete the project in case there are emergencies, poor weather conditions or any additional work that must be completed.

Why Does a Roof Need Ventilation?

Andy Roofer asked:

Your roof serves to protect your from the moisture that is in the elements. It seems that ventilation would be the last thing that you would expect your roof to have. After all, we are trying to keep the elements out, not open up the roof and expose ourselves to the open air. However, ventilation is a vitally important aspect of your roof’s maintenance. There is a great deal of moisture that accumulates in a home. This moisture, like heat, rises and works its way to the top of your home. Without ventilation, this moisture would accumulate and cause great deterioration to the top of your home. Ventilation allows this moisture to escape.

Likewise, ventilation also helps to bring balance to the moisture that accumulates on the roof as well. Ceiling fans, vents and ridge vents all comprise part of the ventilation system and ensure that the home, attic and roof have ample air to release moisture. The roof ventilation systems consist of both intake and exhale vents. These vents ensure the balance is regulated between the roof and the attic.

If your home doesn’t have proper ventilation, you will experience a number of problems. First, moisture will accumulate and may cause various parts of your roofing system to deteriorate. You may notice that the shingles become warped or loose and may slip off. If the water damage extends to the underlayment, you may see warping or buckling of the wood underneath the roof. This can lead to structural damage and may extend into the trusses or rafters. If these structures become damaged, they may fail to support the roof. It is extremely important that your roof has ventilation according to code specifications and that you ensure that the ventilation system is working properly. The best way to ensure that your ventilation system is installed properly is to have a professional roofer do the work for you.

Re-roof the Smart Way

Andy Roofer asked:

There is no doubt about it, if you want to re-roof the smart way, you will hire a professional roofer. Many homeowners are unaware of the fact that building permits are required to re-roof and will sometimes try to undertake the project themselves, thinking that they will save money. Instead, they find that they may be fined and did not have the knowledge to perform the job accurately. If you are a homeowner and need to re-roof, it is best to hire a roofing contractor who is licensed and has plenty of experience. There are many strict building codes that must be followed when re-roofing and the best way to ensure that these rules are followed correctly is to hire a professional roofer.

It is also important to realize that re-roofing is costly and many times you can delay the need to completely re-roof if you devise a preventative maintenance plan. By repairing leaks and damage as it occurs, you may be able to delay the need for re-roofing. However, when the time comes to completely re-roof, you should begin the process by having a professional roofing contractor perform a complete inspection of your roof. Your roof will also need to be inspected by a building inspector. If you are planning on performing the work yourself, you will still need to obtain permits and have the roof thoroughly inspected before you can begin.

Since many homeowners feel that the simplest way to re-roof is to lay a new roof over the existing one, they may be surprised to discover that the building inspector determines this option. The building inspector will let the homeowner or roofing contractor know which materials are approved for re-roofing. The first step to ensure that your roofing project is completed accurately is to contact your local building and zoning office for information regarding the steps that you need to take to comply with your local laws.
