Manufactured homes? ?

My wife and I went house hunting today.

She really fell in love with a manufactured ranch. It is newer (was built in 2001) but it appears to have major problems. There are stains on the ceiling – it appears that the roof may be leaking. When I went into the basement it was flooded in ankle-deep water.

I spoke to a roofer today who said that a good roof should last 15 to 30 years depending on the quality of the installation and shingles. He also said it isn’t uncommon for basements to sometimes have leaks, but that it certainly isn’t normal for a basement to have ankle deep water.

Is this typical for manufactured homes, is it common to see half-@ss workmanship like this? Or is this one just a lemon?

PS – Its not a cheap manufactured home either. It is actually more expensive than most of the stick homes we’ve been looking at.

The offer is at list right now, and is contingent on an inspection. I figure if I would rather pay their deductible than pay the whole thing myself, and the inconvenience of them filing a claim would be less than finding a new buyer or accepting a lower bid.

FHA roof question?

The inspector came out (not FHA appraiser) and said our roof looks questionable. He said it still repels water but needs to be replaced within a year or two. How hard will it be (depending on roofer) to get the cert done? Will the FHA appraiser even call for a roof cert? There are only a few shingles curling at the corners, does not look bad to the ***** eye at all. Thanks

I lease a space in a strip plaza of about 10 tenants and one of my two a/c units needs a new compressor and two new belts. I am the only tenant that uses these two a/c units for my store and they are directly on the roof above me. Everyone has their own a/c unit.
I’ve occupied the space for 4 years and I am wondering should the landlord be responsible for these repairs or the tenant? Not to mention shouldn’t there be warranty for some of these parts?
