Andy Roofer asked:

The first sign that a homeowner has that something is seriously wrong with their roof is the fact that it is leaking. When a homeowner finds a leak, the first response is typically to panic. Thoughts of having their roof entirely replaced and the cost of the project begins to run rampant through their minds. However, most times, a professional roofer can repair the damage without needing to totally and completely replace the roof.

The first line of defense is prevention and the best way to prevent needing to replace your roof is to prevent it from becoming seriously damaged. You can develop a roof maintenance plan that will prevent the need for roof replacement by having your roof regularly inspected for damage. This should be performed twice each year and is the best way to maintain the health of your roof.

If you find a leak, chances are the roofer will be able to repair the leak without replacing the entire roof. The decision will be made based upon the source of the leak and where it is coming from. This is why it is important to hire a professional roofer and not to try to determine the source of the leak yourself. Many homeowners have tried to save money by fixing the leaks themselves only to find that they never truly addressed the source of the problem. Over time, the problem grew until there was no way to repair the damage except to replace the entire roof. However, an experienced roofer may have been able to locate the source of the leak and made the repairs which would have spared the cost of a replacement. So it is always wise to have a professional roofing contractor inspect and assess the source of the leak before deciding a course of action. By having a professional roofer regularly inspect your roof, you can repair minor problems before they turn into bigger problems.

shingles in that area that have lifted because of sun/heat reflection, or should I just replace the shingles at that valley on the side they have lifted. There is no leak! Ice shield apparently has done a terrific job there.
There is already ice shield under the flashing.

There are a couple of places where the shingle above does not cover up the nailheads. This isn’t widespread. What is the best way to repair this. The nailheads are flat and not sticking up. I don’t want to have issues 10 years from now and would like to address it now. By the way, I haven’t paid the roofer yet and intend to talk with him, but I just wanted some impartial opinions.
Since originally asking, the roofer has come out. He walked the roof. Agreed about nails and said there were no excuses. He replaced the shingles in question on spot with me watching. Still hasn’t asked for the money, will be back in a couple of days for that. He acted like he would have found anyway in how walkover, but he hated it that homeowner found it.

I also told her we would charge less then what they get back from insurance so they can have extra money from insurance (very common thing to do around here. My brother was the first to go on her roofs and we said let us know after the accesor comes and we will throw you a bid. I get a call from my ex mother in law this a.m. stating they are going with someone else for their roofs. Should I be mad? They didn’t even let us bid and my brother has over 20yrs experience as a roofer. I am so mad they went with someone else that I don’t even want to clean for them anymore. What do I do? Am I making a bigger deal out of nothing? Please advice.

Need to know what to do about a leaky flat roof?

♥♥Mrs SSG B♥♥ asked:

We have a flat roof and a very large piece of the roll-out shingle has been blown off from a storm and the roof is leaking in the bathroom, and now today, it is also leaking in my son’s room. We got a load of rain today here in SE Pennsylvania.

My husband says we have to wait to redo the roof until its hot enough out for the tar, but by then, our ceilings in our bathroom and my son’s room will have collapsed!!! The plaster is already cracked and every time it rains, it gets worse. But my husband seems to think that there is nothing we can do but sit around with buckets and towels every time it rains until summer time and I refuse to believe that there is nothing that can be done in the mean time. I plan on calling a roofer tomorrow (while he’s at work) and seeing what they say. I just wanted to know if anyone here on Y!A had some suggestions.
What kind of roof? All I know is that its flat and there is roll-out shingle on it with a huge hunk of it missing. I’ve never seen it. My husband went out the attic window the other day to take a look and saw the huge bald spot. But, its flat with roll-out shingle, and its leaking and of course, its rains ALL the time here in PA lately.
We didn’t build this house so we had nothing to do with the fact that it has a flat roof over the back portion of the house. We bought it from our landlord because he gave us such a great deal, and wh knew that the flat roof needed to be done and our landlord had actually offered to help repair it when we were ready. Well, he has sicne relocated to New Jersey and I do still keep in touch with him, but we bought the house over 2 years ago, and it seems a little late to ask him for help now.

I would love to put a pitch on the roof, but we are not the Rockafellers so this needs to be done on a budget. I don’t know why they put a flat roof but all the house next to us has the same problem, and so do our neighbors two doors down.
I talked to my husband last night…its not a totally flat roof apparently…LOL It has a 1/12th grade? Does that make sense? Its *almost* flat. He told me to call the roofers today and talk to someone about coming out for an estimate.
