Help with my roofing problem?

janine b asked:

brought a house three years ago. This house according to the real estate agent had a fairly new roof. What ever that means. Last year I noticed the shingles were slightly peeling up.This year they are very bad. I just had the roof replaced I spent 4200.00 dollars. Anyway, we just had a really bad rain. Guess ;what it was raining in my house. Ir wasn’t a lot but it was enough to put a small puddle on the floor. My husband went upstairs and there are boards where the roofer did not replace wood in the decking. They have big knot holes as well as one is broken. Also, I noticed they did not do my roof to my addition. I had the roofing company come back out. They did send the owner they sent the foreman. He said they would fix the boards and alumacoat the flat roof of the addition. He says it was not included in the bid but will throw that in free of charge. Today came no roofer. I got a call later saying they will be out tomorrow. I ask the owner if they are fixing the boards and alumacoating the addition the same day. He says what boards? He said the wood having knot holes would not cause it to leak. He said he will come by and look but he doesn’t believe us. He is gruff. My husband said he would be home from work after five. The roofer never showed up. They never answer the phone either. Can the knot holes in the decking cause leaks? Really I don’t care whats causing the problem I just want it fixed. I didn’t pay 4200.00 to have it rain in my house. Help!!!
The knot holes have become a giant hole over the years.

cbmtrx asked:

This contractor comes with good references (our neighbors for one), and has offered to do our roof for a good price. However, he warned us that he does not have liability insurance.

What does this mean? If a shingle falls on a passer-by, we could be liable and not the roofer? Or does it not cover damage done to our roof by the contractor?

Does anyone have any advice/experience with this?

Have Your Roofer Give You a Written Estimate

Andy Roofer asked:

I am sure you have heard the saying Get it in writing and when it comes to your roofing project you need to get everything in a detailed written estimate. Your written estimate is the tool that you will use to make an informed decision regarding the work that you will have done, the total cost for the project, as well as the expense of any materials and labor that will be involved. Additionally, you will use your detailed written estimates to compare between roofing contractors and choose the contractor best suited for your roofing project needs.

If you receive the written estimate but find that the roofer failed to include information such as what type of materials will be used, or that they haven’t detailed each category to explain how the labor will proceed or what type of insulation they will use, you may need to ask them for a clearly defined estimate. If the estimate simply has figures or cost estimates without an explanation of how they reached that number, it will be very difficult for you to compare estimates between roofers. You should also make certain that the roofer is making a bid for enough materials to complete the roofing project as well. You may also find that once you have all of the information written down in your estimate, the company you select may not be the one with the lowest bid. When you can review the process that the roofing contractor will use to complete your project, you will be able to ask any pertinent questions regarding their choice of materials, how much material they will need, etc. and you may find that you prefer a roofer that uses higher quality products over one that offers a lower bid. However, without the detailed written estimate, you will be unable to compare roofers and make a qualified decision.
