How much should a small roof repair cost?

Paul M asked:

I suffered some minor roof shingle damage during Hurricane Ike. I lost shingles that cover roughly a 3 ft. x 2 ft. section on the roof. Otherwise, no visible damage, no leaking or anything. What is a rough ballpark figure I should expect to pay so I know I’m not getting gouged or ripped off? There are a lot of roofers running around here trying to make a buck since this storm blew through Houston.

Any and all comments are appreciated!
I forgot to mention that the shingle loss is right on the edge of the 2nd story of my home that isn’t easily accessible with a ladder (the 1st floor kind of juts out in front of it with an incline). The repair seems relatively simple to me but I fear that I would probably fall off the roof if I tried.

How Can You Recognize When a Roof Has Problems?

Andy Roofer asked:

Roof replacement is one of the scariest thoughts all homeowners will eventually face. Many roofers recommend a plan of preventive roof maintenance and repair to delay the need for a total roof replacement. By regularly inspecting roofs and making repairs as they are needed, many homeowners can extend the life of their roofs for many years, even for a lifetime.

However, though regular roof inspection is necessary, there are times when your roof may exhibit warning signs that it needs to be repaired sooner. Some of these warning signs include leaking that you notice after heavy rain. These leaks are noticeable in the attic. If you check in your attic and don’t see any leakage such as dripping, but notice that there are stains on the walls or ceilings, you will need to have your roof looked at by an experienced roofer. Don’t always expect to see bucketfuls of water before calling a roofing contractor. Wet stains are a sign that water is leaking past the roof and shingles and making its way past the underlayment. This must be addressed or the problem will only become worse.

Another sign that your roof needs repair is if you detect peeling paint on the exterior of your home. In addition, shingles may begin to show signs of damage or decay as well. If they slip, deteriorate or look damaged, then you should have a roofer inspect your roof. Some other signs that indicate your roof is damaged include high-energy costs and excessive mold, mildew, or fungus growth in your attic. Failure of proper ventilation is another sign that needs to be addressed by a roofing contractor. Just because you don’t see signs of leaking, doesn’t mean that your roof doesn’t need repair. Sometimes the damage may exist underneath in the structural layers, and these are just as serious as external damage.

Laura M asked:

The roof in my bedroom (which measures approximately 14′ x 14′) is leaking. I’ve had 5 contractors out to give estimates. I’m getting vastly different opinions on what needs to be done and how much it will cost. Two roofers said it can be repaired at a cost of less than $800. 3 have said that the roof needs to be replaced and have given estimates of $5,000 to $5,800. Now, I don’t know anything about roofing, but to me that seems awfully high. It’s only 1 room. It currently has a metal roof, and the roof over that room is flat. My sister’s house is 3x the size of mine and it cost her less than $6000 to cover her old roof with a new one, and she used top-of-the-line shingles. So how can one room cost 5 grand? I suspect that these guys are trying to ***** me over because I don’t have a husband. Another roofer is coming on Monday and I want to know how to handle this. Please help!

How Much Does it Cost to Replace a Roof?

Andy Roofer asked:

There is no one answer to the question of how much it costs to replace a roof. When you are seeking estimates from different roofers, it is important to make sure that the cost of materials is broken down so that you will have a clear understanding of what the final cost will be. Since different roofing materials cost different amounts, the total price of your roof replacement will depend upon the type of roofing materials you choose. If you need to stay within a certain budget, you should ask your roofer for low cost recommendations and base your estimate upon these materials.

The estimate should be based upon the roofing materials and the square footage. The roofing contractor should measure your roof and base the estimate upon how much material they will need to complete the project. You should ask to see this reflected in the estimate and in written form. This is the best way to make sure that you are comfortable with the price of the roofing replacement as well as the cost of the materials that are being used. The roofer may also charge more depending upon the slope or angle of your roof, as this may need additional materials to cover.

When you are having a roof replaced, the roofing contractor may need to remove the prior roof and this can add to your total cost of your roof replacement. However, it is always better to have a professional roofer remove the existing roof and not try to remove it yourself. If the existing roof needs to be removed, have an experienced roofer perform the work. Also, never make the mistake of assuming that the roofing contractor can simply install the new roof over the existing one. The contractor will make that determination for you and will let you know if any permits need to be obtained to install the roof over the preexisting one.

Solar Panels and Roof Repair?

Craig W asked:

There are lots of articles now on adding solar panels to your roof. Have not seen any discussion on the problems the panels will create when roof repairs are required. The panels will probably have to come down while repairs are done. I doubt roofers can do that. Sounds like a lot of money to be paid out in the future, added on to the already very expensive new roof cost.
